Unlike many Spanish coastal resorts, Moraira has resisted overdevelopment. Its strict zoning laws have kept building heights low, green spaces abundant and the authentic village feel intact. With a population of around 13,000 — over 60% of whom are foreign nationals — the town has a thriving, year-round international community. You'll find English-speaking doctors, international schools within a 15-minute drive (including Lady Elizabeth School in neighbouring Benitachell), English-language services, and a social scene that makes integration effortless.
The climate is exceptional even by Spanish standards: over 300 days of sunshine per year, mild winters averaging 13°C in January, and sea temperatures warm enough to swim from May through October. Two international airports within easy reach — Alicante (90 min) and Valencia (75 min) — make Moraira one of the most accessible destinations on the Costa Blanca.
The Moraira property market is dominated by detached villas, but the range of property types is wider than most buyers expect:
Sea-view villas with private pool: The most sought-after property type. Concentrated in El Portet, Cap Blanc, Benimeit and Camarrocha. Prices typically from €600,000 to €3,000,000.
Modern new-build villas: Contemporary designs with solar panels, smart home technology and open-plan layouts. Growing supply in Moravit and the Benitachell border area. From €650,000.
Traditional resale villas: Well-established properties built in the 1980s–2000s, often with mature gardens and space to personalise. From €380,000.
Fincas and country houses: Rural properties with large plots and privacy, in the inland areas of Benissa-Moraira. From €400,000.
Apartments and penthouses: Available in the town centre and beachfront. From €250,000.
El Portet: The most exclusive area in Moraira. A sheltered sandy bay with spectacular sea views, walking distance to the town centre. Average villa price: €1,200,000 – €3,000,000.
Benimeit: A popular hillside residential area with panoramic sea and mountain views. Particularly popular with German and Dutch buyers for its spacious plots. Villas from €650,000.
Cap Blanc & La Sabatera: Privacy and sea views with easy access to town on foot or by bike. Strong demand from British buyers.
Pla del Mar & Moravit: Close to the Marina and beaches. A mix of traditional resale villas and new-build projects. From €500,000.
Camarrocha: Generous plot sizes and open sea views. Ideal for families. Villas from €550,000.
Moraira Town Centre: Apartments, penthouses and townhouses. The most affordable entry point into the market. Good rental potential. From €250,000.
Fanadix, San Jaime & Benimarco: Established urbanisations on Benissa Costa, bordering Moraira. Traditional villas 5–8 minutes from the sea. From €400,000.

Prices range from around €250,000 for a town-centre apartment to over €3,000,000 for a frontline luxury villa in El Portet. The average resale villa in an established residential area is between €600,000 and €900,000.
Yes. British nationals can still buy property in Spain — the right to purchase is unaffected by EU membership. The main post-Brexit change is on residency: you can stay up to 90 days in any 180-day period as a tourist; longer stays require a Non-Lucrative Visa or similar. Our team advises British buyers on the full process in 2026.
Budget for 11–13% on top of the purchase price. For resale property: Transfer Tax (ITP) is 10%. For new build: VAT at 10% plus Stamp Duty (AJD) at 1.5%. Add notary, land registry and legal fees of approximately 1–2%.
Typically 6–10 weeks from agreeing a price to completion: reservation contract → legal due diligence → Contrato de Arras (10% deposit) → notary completion. You will need a Spanish NIE number — we can help you obtain this before or during the process.
Yes. Strict planning laws limit new supply, which supports prices. The rental market is strong, with holiday lets generating gross yields of 4–6% for well-located properties. The international community is well established and the infrastructure — healthcare, schools, transport links — is excellent.
Benimo Villas has been helping international buyers find their perfect property on the northern Costa Blanca for over 15 years. Our multilingual team — fluent in English, Spanish, German, Dutch and French — guides you from first viewing to notary signature.
